Slower, Seasonal, or Something Else?
January is historically one of the slowest months in real estate, and that seasonality showed up in this year’s numbers. As we head toward spring , typically one of our busiest seasons on the Space Coast, context matters.
Here’s what the data shows:
• Closed Sales ↓ 3.8% (562 vs. 584 last year)
• Median Single-Family Price: $375,000 (↓ 2.6%)
• New Pending Sales ↓ 0.8%
• New Listings ↓ 8.8%
• Inventory: 3.8 months (down from 4.3 months last year)
• Foreclosures: 6 sales total
• Short Sales: 1 sale
At first glance, it looks like a slight slowdown; and seasonally, it is. But here’s what’s important for Brevard County specifically:
We have a strong snowbird season
We have consistent aerospace, tech, and military relocation demand
And we have active new construction communities where many builders are still increasing base prices and lot premiums
That last point matters.
When builders continue raising lot prices, it signals confidence and steady demand. New construction pricing often creates a value floor for resale homes; meaning small median price shifts don’t necessarily indicate weakening fundamentals.
